Why SunPath Florida exists

If you've owned a home in Florida for any length of time, you already know — this state is unlike anywhere else. The insurance market is in crisis. Hurricane season is a real annual event, not a distant possibility. Contractors flood in after every storm and not all of them are licensed. Property taxes shift. HOA rules change. I learned all of this the hard way over more than a decade of Florida homeownership, living in both Central and South Florida. I've dealt with the post-storm contractor scramble. I've watched my insurance premiums climb year after year. I've had to figure out what a wind mitigation inspection actually does and why my roof age suddenly mattered to my insurer.

When I needed answers, I kept running into the same problem — national sites with generic information that had nothing to do with Florida's specific reality.
